APPLICATION FOR A PROPERTY TAX REDUCTION IN BENITATXELL

© written by Pepe Blas

Dear residents,

As you may recall, the 2024 cadastral revaluation, carried out on the initiative of the Council, came into force in 2025. The cadastral values of our properties have tripled on average and, as a result, so has the amount of property tax.

OVFC does not comment on the need to update the previous cadastral values, which have been in force since 1994; however, to offset the sharp increase in the tax base for property tax, the local council may (and should) reduce the tax rate, in addition to applying the tax base reduction coefficients until 2034.

Since 2025, the Council has been collecting over 500.000€ extra each year and similar increases in revenue are expected every year until 2034. A gradual reduction in the tax rate would alleviate the increased tax burden we have been bearing since 2025 and which we will continue to endure until 2034.

OVFC  therefore requests to make public the Economic and Financial Report on the Budgetary Impact of the phased reduction in the property tax (IBI) rate from the current 0.8% to the legal minimum of 0.4% in light of the excess revenue not offset by the application of the reduction coefficients applicable until 2034 and the cash surpluses of recent years.

What should we all do?

We would like to encourage all residents to submit an application via the council’s online portal to request a gradual annual reduction in the tax rate, from the current 0.8% down to the legal minimum of 0.4%.

Why should we all do it?

Until 2034, we will face 10% increases in our property tax bills every year. It is unacceptable to triple the cadastral values while leaving the tax rate unchanged.

Check your property tax bill and compare it with the table below to estimate how much you will pay from 2034 onwards:

When should we do it?

The Council approved the current property tax rate in November 2025. October is a good time to apply for a reduction so that it can be put before the plenary session in good time and come into force in 2027.

What you should know about the Property Tax (IBI) but the Council won't tell you:

    • The taxable base for property tax is derived from cadastral statistics, and the estimate is calculated by taking into account the current reduction coefficients to the taxable base for the period 2024 to 2034.
    • The green color represents property tax (IBI) revenue prior to the 2024 cadastral revaluation.
    • The red colors represent projected revenue following the 2024 cadastral revaluation.
  • Benitatxell has the highest average cadastral value in the province of Alicante and ranks 27th nationally.
  • In 2024 the year prior to the entry into force of the cadastral revaluation, 2.554.232€ in property tax was collected by the Council.
  • From 2034 onwards the Council will collect 8.018.576€ in property tax (IBI), assuming a tax rate of 0.8%.
  • Between 2019 and 2026, the tax rate has been reduced by a mere 0.05 over the course of seven years.
  • The local council can legally halve the current tax rate from 0.8% to 0.4%
  • Even if the minimum rate of 0.4% is applied to the property tax base, from 2034 onwards, tax revenue will be substantially higher than the amount collected prior to the 2024 cadastral revaluation.
  • In the neighbouring municipalities of Teulada-Moraira and Benissa, the property tax rate stands at 0.51% and 0.65% respectively.
  • The cadastral value of all properties in Benitatxell in 2024 was 319.279.000€
  • Following the 2024 cadastral revaluation, the value of the properties tripled, reaching 1.002.322.000 € with Cumbre del Sol being the area with the highest increases.
  • VAPF has filed an appeal against the 2024 cadastral revaluation with the Economic and Administrative Court. The appeal is pending a ruling.
  • In 2026, property tax revenue will account for 35% of total revenue
  • If the Council is going to triple its revenue, the very least it should do is explain how it intends to spend that money or publish the timetable for reducing the tax rate. Doing neither one thing nor the other isn’t playing fair.
