Benitatxell has 857 tourist dwellings officially registered (February 2025) offering an occupancy of 4.716 beds, 75% of which are located in Cumbre del Sol contributing significantly to the municipal coffers. In 2024, 334.000€ was collected from tourist dwellings for rubbish collection alone.

Tourist dwellings registered in the Comunitat Valenciana:

According to Eurostat, Spain is the country in the European Union with the highest number of tourist rentals. According to the National Statistics Institute (INE, December 2024), 64,745 tourist dwellings are registered in the Comunitat Valenciana:

  • Alicante: 41.179 tourist dwellings
  • Valencia: 16.293 tourist dwellings

From 3rd April 2025, new applications for tourist licenses in Spain require explicit approval from 3/5 of the Community of Owners stating that tourist rentals are allowed.

New Regulation of Holiday Rentals in Spain:

In July 2025 will entry into force the registry of short-term rentals and the creation of the Digital Window for rentals. The Property Registry will carry out the procedure. Landlords will submit the corresponding application and the required documentation at the electronic headquarters of the College of Registrars

Once it has been verified that the property complies with the requirements and regulations for short-term rentals, the owner will receive a registration number.

The registration number is valid for one year. After this period, it will be necessary to request renewal. It will also be required to provide a list of all the rentals carried out during the year.

The creation of the digital single window responds to the need to adapt to the European regulatory framework. It intends to ensure greater transparency in the short-term holiday rental market.  Registration will be mandatory for those owners who want to advertise their properties on online platforms which will have to display this registration number in their advertisements. Those that do not include it must get removed.
